Why Join Our Visionary Team?

At American Homes 4 Rent (AMH), we are redefining how millions of renters experience home‑living across the United States. Since our launch in 2012, we have evolved from a regional property manager into one of the nation’s largest single‑family rental and homebuilding enterprises. Recognized by Fortune and Great Place to Work® as a top employer, AMH blends cutting‑edge technology with a people‑first philosophy to simplify leasing, improve resident satisfaction, and empower communities.

Our technology platform is the backbone of that ambition. From advanced analytics that predict maintenance needs to seamless mobile experiences for residents, we rely on high‑performing, reliable software to keep the business moving forward. As a Senior Software Development Engineer in Test (SDET II), you will be a cornerstone of the quality assurance engine, ensuring every line of code we ship meets the highest standards of reliability, security, and user experience.

What You’ll Own – Core Responsibilities

In this pivotal role, you will be the champion of quality across the entire software development lifecycle. Your daily impact will include:

  • Designing & Executing Test Strategies: Craft comprehensive test plans, test cases, and acceptance criteria that cover functional, non‑functional, performance, and security dimensions.
  • Automated Test Development: Build, maintain, and expand robust automation frameworks using Java, Python, or JavaScript, integrating them with CI/CD pipelines (Jenkins, GitHub Actions, Azure DevOps).
  • Manual Testing Excellence: Conduct exploratory testing, regression testing, and user‑acceptance testing where automation is not yet feasible, ensuring a holistic quality approach.
  • Defect Lifecycle Management: Identify, log, prioritize, and track defects using Jira and associated Atlassian tools, providing concise, reproducible steps and collaborating with developers for timely resolution.
  • Quality Documentation: Create and keep up‑to‑date test documentation, standard operating procedures, and knowledge‑base articles that support cross‑functional teams and future onboarding.
  • Collaboration & Communication: Partner closely with product owners, developers, DevOps engineers, and business analysts to gather requirements, clarify ambiguities, and translate business needs into technical test scenarios.
  • Continuous Improvement: Analyze test outcomes, metrics, and trends to recommend process enhancements, tooling upgrades, and best‑practice adoption.
  • Performance & Security Testing: Conduct load, stress, and vulnerability testing using tools such as JMeter, Gatling, or OWASP ZAP, providing actionable insights to harden our applications.
  • Mentorship & Leadership: Guide junior QA engineers and developers on testability, automation techniques, and quality culture, fostering a collaborative and learning‑oriented environment.

Essential & Preferred Qualifications

Minimum Requirements (Essential)

  • Five (5)+ years of professional experience in Quality Assurance, Software Testing, or related fields.
  • Three (3)+ years specifically as an SDET, Automation Engineer, or Developer‑in‑Test.
  • Strong foundation in computer science concepts—algorithms, data structures, OOP, and design patterns.
  • Proficiency in at least one programming language used for test automation (Java, Python, C#, or JavaScript/TypeScript).
  • Hands‑on experience with test management tools (e.g., TestRail, Zephyr) and bug‑tracking systems (Jira, Azure Boards).
  • Practical knowledge of CI/CD concepts and experience configuring pipelines for automated test execution.
  • Demonstrated ability to write clear, concise, and maintainable test scripts.
  • Excellent analytical and problem‑solving skills with a keen eye for detail.
  • Effective written and verbal communication skills, capable of presenting complex technical information to diverse audiences.

Preferred Add‑Ons (Nice to Have)

  • Bachelor’s degree in Computer Science, Information Technology, or a related discipline (or equivalent professional experience).
  • Experience with cloud platforms (AWS, Azure, GCP) and infrastructure‑as‑code tools (Terraform, CloudFormation).
  • Familiarity with containerization (Docker, Kubernetes) and related testing strategies.
  • Advanced knowledge of performance testing tools (JMeter, LoadRunner, Gatling) and security testing utilities (OWASP ZAP, Burp Suite).
  • Exposure to DevOps practices and scripting (Bash, PowerShell) for environment provisioning and test data management.
  • Certifications such as ISTQB Advanced, Certified Agile Tester, or AWS Certified Solutions Architect.

Key Skills & Competencies for Success

  • Automation Mindset: Ability to translate manual test cases into scalable, reusable automation suites.
  • Critical Thinking: Spotting edge‑case scenarios, anticipating failure points, and designing tests that uncover hidden defects.
  • Collaboration: Working seamlessly across product, engineering, and operations teams to align quality goals with business objectives.
  • Adaptability: Thriving in a fast‑paced, remote environment while managing shifting priorities and evolving technology stacks.
  • Data‑Driven Approach: Leveraging metrics (defect density, test coverage, mean time to detection) to drive continuous improvement.
  • Customer Empathy: Understanding the resident experience and ensuring that the software delivers a friction‑free, secure, and delightful interaction.

Career Growth & Learning Opportunities

At AMH, your professional development is a strategic priority. As an SDET II, you will have access to:

  • Skill‑Enhancement Programs: Tuition reimbursement, sponsorship for industry conferences (e.g., SeleniumConf, O’Reilly Velocity), and internal workshops on emerging testing technologies.
  • Mentorship Networks: Pairing with senior architects and seasoned QA leads who will help you map out a personalized career trajectory—whether that leads to Lead SDET, QA Manager, or even a Product Engineering Director role.
  • Cross‑Functional Rotations: Opportunities to work temporarily with security, performance, or data‑engineering teams, broadening your technical horizons.
  • Leadership Development: Training in agile coaching, stakeholder management, and people leadership for those aspiring to guide larger quality initiatives.
  • Innovation Time: Dedicated “innovation sprints” where you can prototype new testing tools, explore AI‑driven test generation, or pilot alternative frameworks.

Work Environment & Culture

Our remote‑first policy means you can work from anywhere within the United States where AMH conducts business. We champion a culture built on:

  • People‑First Values: Trust, belonging, and inclusion are woven into every team interaction. We celebrate diverse perspectives and empower each individual to bring their whole self to work.
  • Collaborative Spirit: Regular virtual coffee chats, community‑wide town halls, and cross‑team “show‑and‑tell” sessions keep us tightly connected despite geographic distance.
  • Work‑Life Integration: Flexible schedules, generous paid time off, and a focus on mental‑wellness resources ensure you can recharge and maintain high performance.
  • Purpose‑Driven Impact: Every line of code you help certify contributes directly to the safety, comfort, and happiness of millions of residents nationwide.

Compensation, Perks & Benefits

While the exact salary varies based on location, experience, and qualifications, eligible candidates in Colorado, California, and Washington can expect a base pay range of $86,760 – $108,450 per year, complemented by a discretionary performance bonus. In addition, our comprehensive benefits package includes:

  • Medical, dental, and vision insurance with multiple plan options.
  • Flexible Spending Accounts (FSA) and Health Savings Accounts (HSA) for tax‑advantaged healthcare spending.
  • 401(k) retirement plan with company matching contributions.
  • Employee Stock Purchase Plan (ESPP) to share in the company’s long‑term success.
  • Paid parental leave, 9 company holidays, and an accrual system that enables up to 120 hours of PTO per year.
  • Wellness stipend, virtual fitness classes, and mental‑health resources.
  • Professional development funds for certifications, courses, and conference attendance.
  • Remote work allowance to support home‑office setup (ergonomic chair, monitor, high‑speed internet).
