Core Responsibilities – What Your Day Will Look Like

As a Remote Mortgage Loan Processing Specialist, you will be the primary point of contact for borrowers, brokers, and internal underwriting teams. Your responsibilities include, but are not limited to:

  • Loan Application Management: Review, validate, and enter 1003 loan applications into the Loan Origination System (LOS) with meticulous attention to detail, ensuring all data aligns with investor guidelines.
  • Document Collection & Verification: Proactively contact borrowers to obtain outstanding documentation, referencing the Underwriting Terms & Conditions sheet, and track all communications within the LOS.
  • Broker Liaison: Conduct outbound calls to mortgage brokers (approximately 80% of your time) to follow up on pending items, clarify requirements, and accelerate the loan pipeline.
  • Credit & Risk Assessment: Analyze credit reports, assess borrower creditworthiness, and interpret Automated Underwriting System (AUS) outputs to determine loan eligibility.
  • Investor & Guideline Compliance: Apply VA, FHA, and conventional investor guidelines to each loan, ensuring all documentation satisfies regulatory standards.
  • Status Updates & Communication: Deliver timely status updates to borrowers and internal stakeholders, documenting each interaction and loan milestone in the LOS.
  • Fee Allocation & Title Review: Review title commitments, calculate and allocate fees accurately, and coordinate with third‑party vendors for subordinations and other required services.
  • Pipeline Management: Maintain an active portfolio of 30‑50 loans, balancing new submissions with outstanding items to meet daily and weekly productivity targets.
  • Closing Coordination: Guide loans through the final stages, coordinating with the sales staff and client to ensure a seamless closing experience.

Essential Qualifications – What You Must Bring

  • Experience: Minimum of 3 years of hands‑on loan processing experience, with proven expertise in VA and FHA loan products.
