Global Corporate Solutions and Corporate Real Estate
Reporting directly to the Managing Director and World Bank Group Chief Administration Officer (MDCAO), Global Corporate Solutions (GCS) brings together the functions of Corporate Security, Corporate Real Estate, and Corporate Services (such as food services, printing, travel, conferences, and translation and interpretation).

GCS?s Corporate Real Estate (GCSCR) division plays a crucial role in supporting IBRD, IDA, MIGA, and ICSID by developing and operating their real estate demands worldwide. GCSCR?s primary purpose is to create safe, cost effective, sustainable, and functional real estate solutions, enabling business units to perform their work program in line with the WBG?s mission to create a world free of poverty on a livable planet.

To achieve its purpose, GCSCR led by the Senior Manager, is structured into three divisions: (i) HQ Real Estate Development and Management (GCSHQ), which covers facilities based in Washington, DC, (ii) International Real Estate (GCSIR), responsible for facilities located overseas, and (iii) Corporate Real Estate, Center of Excellence (CoE) which serves as a central hub of expertise driving operational excellence, enhancing efficiency, and ensuring the successful execution of initiatives.

GCSCR is comprised of approximately 100 staff, leverages over 500 contractors, and manages an annual facilities capital investment plan of about $155 million globally. GCSCR works closely with the Regions on the Bank?s more than 190 locations.

Job Description
The Project Manager is responsible for providing support to the Building Management unit in the GCSCR HQ Real Estate Development and Management Section. Primary responsibilities include providing support to the security, building, and project management teams to ensure timely delivery of electrical infrastructure projects.

Duties and Accountabilities
Duties and accountabilities include but are not limited to:
? Responsible for managing fire life safety & building security projects up to $10 million. Determines the scope of the project and required resources and mobilizes them from within/outside the Bank and ensure that these measures are appropriate and meet international, national, and WBG standards, guidelines, and best practices.
? Oversees and ensures observance to local building codes (ADA, life safety, electrical, etc.) for commercial buildings.
? Oversees and ensures electrical infrastructure, including fire life safety and security systems for commercial buildings are within code and standards.
? Reviews construction and furniture plans and specifications for accuracy and completeness prior to order placement.
? Works closely with key stakeholders in Security and Fire Life Safety to ensure projects are well coordinated and delivered according to program requirements.
? In conjunction with HQ Security Specialists, conducts on-site assessments concerning the appropriateness of the security and fire life safety counter measures employed. Makes recommendations to Corporate Security regarding their status of completion, overall quality of installation and suitability for occupancy.
? Collaborate with HQ Real Estate project managers, Security Specialists, and Senior Security Specialists to ensure the operational performance, integrity, and availability of security systems as required.
? Coordinates with WBG internal units/key stakeholders (i.e., Corporate Security, Fire Life Safety, Events Services, Information Technology, Health Services) on a range of initiatives that will require close communication and logistical support.
? Sets the project schedule for the planning, design, and construction process, coordinating inputs from Bank units and outside firms on all aspects of the project from inception through final completion.
? Works with the Corporate Sustainability team to ensure projects are completed in a sustainable manner.
? Oversees and monitors post-occupancy activities and turn-over to the client.
? Demonstrates leadership and ability to lead a team of professionals and contract staff in the execution of complex mechanical and electrical capital improvement projects.
? Develops and plans work program and budget for each fiscal year.
? Responds to urgent issues (i.e., power outages, floods, etc) using standard operating procedures to mitigate and reduce impact to the building and occupants.

Selection Criteria

? Master?s with 5 years of experience or Bachelor?s
degree with 10 years of experience or equivalent combination of education and
experience in the field of Engineering, Architecture, Facilities or
Construction Management.
? Financial management (cost/investment, budget planning, cost analysis) negotiating skills, procurement, and contract execution experience.
? Experience in reading architectural & mechanical drawings, furniture, and space plans, conducting field verifications, site measurements, and facilities surveys.
? Experience working with and managing fire alarm systems, access control and security systems in commercial buildings.
? Experience in manage multi-discipline programs, conceptualize, design & implement projects and design & produce complex reports related to the delivery of capital improvement projects.
? Ability to work independently with minimal guidance. Ability to engage in multiple concurrent activities and respond quickly to changing priorities
? Works with integrity, trust, and commitment, setting an example for others.
? Interpersonal skills with a client orientation and ability to work in a team-oriented, multicultural environment.
? Strong written and verbal communication skills, with English fluency preferred, both spoken and written.
